  • Who is Hubbs Select-Housing intended for?

    Hubbs Select-Housing is intended for companies looking for good housing for their staff and who want to be completely unburdened in this regard. Hubbs screens and selects every organization, which must meet fixed conditions. The conditions include a professional and representative appearance, good references, employees, etc. Hubbs offers high-quality housing and this approach enables us to guarantee quality at all times. We only rent out our accommodations to business and not to private individuals.

  • Where is Hubbs active?

    Hubbs has a wide range of accommodations throughout the Netherlands, especially in the regions of South Holland, North Holland and North Brabant.

  • How quickly can I find a suitable accommodation through Hubbs?

    Are you considering looking for housing for your staff? If so, we advise you to contact us as soon as possible. We can then make a focused contribution to finding a suitable solution. It is important for us to know in which region, for how many people and how long you need the accommodation.

  • When do I need to reserve an accommodation?

    How quickly we can make an accommodation available to you depends on your wishes and the options available at that time. For example, the time of year has an impact on the availability of our accommodations. In addition, the preference for a certain area has an impact on how quickly an accommodation can be found. Accommodations in the vicinity of known work areas are more popular than, for example, accommodations in less favorably located areas.

  • How do I contact Hubbs?

    We can be reached by phone on working days from 8:30 AM to 5:30 PM at +31 (0)85-1303871 or you can contact us via the contact form. We’ll always contact you within 24 hours.

    In the event of emergencies and malfunctions, we can be reached from Monday to Sunday (8:00 AM to 10:00 PM) at: +31 (0)85-1304257.

  • What are your rates?

    The rental price depends on various factors such as: the number of bedrooms, the number of people and the rental period. We are happy to make a rental proposal based on your wishes and requirements.   • When do I have to pay?

    Once you’ve signed the rental agreement, you’ll also receive the invoice for the first month’s rent. We use a payment term of 21 days and you’ll receive the invoice from us by email.

  • Is your rate inclusive or exclusive of VAT?

    Our rate does not include VAT. We only rent out to businesses and charge 0% or 9% VAT. Hubbs provides a notification and a clear payment overview every month.

  • What additional costs should I take into account?

    Transparency is very important to Hubbs and we therefore use a rental price that includes the amount per person per week. This ensures that you know exactly what to expect and prevents unpleasant financial surprises.

    • Gas, water and electricity
    • Fully furnished and decorated
    • Complete inventory
    • Sleeping package (duvet and pillow)
    • Internet
    • Waste processing and waste instructions
    • Inspections (home inspection) 12 times a year
    • Emergency service (Mon-Sun 8:00 AM – 10:00 PM)
    • SNF certification
  • What is the minimum rental period?

    Hubbs’ minimum rental period is 1 month. The rental period is negotiable and is included in the rental agreement.

  • How can I extend the contract?

    We advise you to contact us as soon as possible to discuss the options and your wishes.

  • How can I terminate the rental contract?

    A fixed-term rental contract will remain in force until the agreed date. After the agreed period, we have a termination period of 1 month. You can terminate the rental agreement by informing us by email.

  • What is your termination period?

    A fixed-term rental contract will remain in force until the agreed date. When the rental agreement has shifted to an indefinite period of time, we’ll use a termination period of 1 calendar month.

  • What is your check-in procedure?

  • Do you also rent out to private individuals?

    No, we only rent out to businesses.

  • What is your check-out procedure?

    The accommodation must be delivered in a clean state and in the original condition at check-out. The keys to the accommodation must be handed over to us during the final inspection. If the residents do not deliver the accommodation in the agreed state, any costs incurred will be charged.

  • How is my accommodation managed?

    Hubbs is your fixed point of contact throughout the rental period, and completely handles the management and maintenance of the property. Our inspectors inspect the property periodically and, if necessary, perform minor technical maintenance work immediately.

  • Who is responsible for the maintenance of my accommodation?

    Both the tenant and the lessor must comply with certain maintenance obligations described in the rental contract. If maintenance work needs to be performed during the rental period, we’ll resolve this issue in consultation with you. We’ll handle minor repairs, as described in the rental contract, and will resolve the issue as quickly as possible.

  • How is my accommodation inspected?

    We’ll ensure that your accommodation is periodically inspected and will always notify you of these inspections. You’ll receive a report – including photos of any peculiarities – by email from our inspectors after the periodic inspection.

  • Who can I contact in the event of questions, problems, and/or emergencies?

    In the event of unexpected malfunctions or emergencies, we can be reached from Monday to Sunday (8:00 AM to 10:00 PM). If you’ve any questions or problems, you can always contact us. In the event of malfunctions or emergencies, we can be reached at: +31 (0)85-1304257.

  • In what way and in what condition should I leave the accommodation at the end of the rental agreement?

    The accommodation must be delivered in a clean state and in the original condition at check-out. The keys to the accommodation must be handed over to us during the final inspection. If the residents do not deliver the accommodation in the agreed state, any costs incurred will be charged.

  • Who pays for damage to the accommodation?

    If damage to the accommodation is discovered during the inspections or after the rental period, the contracting party will be liable for all damage. The extra costs are then naturally also charged to the contracting party.

  • In which region is it possible to rent an accommodation?

    It is possible to rent an accommodation in any region. Hubbs is particularly active in the regions of South Holland, North Holland and North Brabant.

  • Does Hubbs have a quality mark?

    Hubbs has the SNF quality mark. All our accommodations meet the guidelines of Stichting Normering Flexwonen (Foundation for Flexible Housing Standards, or SNF) and are delivered in a fully decorated and furnished state.

  • Are the accommodations of Hubbs immediately habitable?

    Our accommodations are fully furnished and decorated. In addition, the accommodations are equipped with all conveniences, such as a kitchen package, home textiles and more. Everything is provided to ensure that the home is ready for immediate habitation by your employees.

  • Which house rules must employees adhere to?

    Offering high-quality housing is important to Hubbs. We attach great value to the living space that we offer, but also to other matters related to the accommodation. You can find the complete overview of our house rules here. In addition, a tenant is required by law to behave as a good tenant. Art. 7:213 of the Dutch Civil Code: “The tenant is obliged to behave as a good tenant with regard to the use of the rented property”.
